Tax Assessor Information

Watchung Borough is enrolled in an annual reassessment program with the State of New Jersey. This program requires our office to update the assessments of each home every year to reflect the market value. Assessed values may change from year to year, and are made by recognized evaluation principles which reflect market conditions. Assessments must be approved by the Somerset County Board of Taxation.

Tax Appeals

Taxpayers must understand that they are appealing their home’s assessed value and not their real estate taxes. The amount of the assessment may also have an impact on the taxes but it must be understood that the taxes are the result of the local budgetary process. Notification of Change of Assessment Postcards are generally mailed to property owners sometime in late February or early March.

If a taxpayer is dissatisfied with the assessment of their property, said taxpayer should file an appeal with the County Tax Board or the New Jersey State Tax Court on or before May 1 of the tax year or within 45 days from the date that the Assessment Notifications are mailed, whichever is later.

Property Tax Deductions

The State of New Jersey offers a property tax deduction for qualified veterans and senior citizens. There is also 100% disabled qualified war veterans and their unmarried surviving spouses/surviving civil union partners/surviving domestic partners; and qualified disabled veterans.
